Plan check runs about three months.

City review here is approximately three months, longer than Ventura or Solvang. We treat that as design time rather than dead time: our in-house review resolves the plan set before submittal so the package goes in complete.

Access is usually the first design constraint.

Riviera, Mission Canyon and the Mesa lots frequently have no side access wide enough for standard equipment. That changes the excavation approach, the shotcrete pump run, and sometimes the shape of the pool itself. We walk access before we draw.

Slope and soils.

Hillside lots above the city usually need a soils report and engineered retaining. That work is folded into the permit package, not bolted on after.
